Introduction

Garden Island Co. Ltd. Is one of Phuket Island’s leading real estate agents. We have historically provided a comprehensive property-management service created to meet the needs of buyers and tenants that buy or rent with us directly.  However, due to the strong rental demand on the island and increasing requests to make our services available outside of its current field of operation, the decision has been made to afford these services to all that feel they might benefit from them.

There is an ever increasing call for rental property, especially high end long term rentals and we presently cannot meet demand in certain areas, particularly in Patong!  Our website is extremely active.  It is constantly monitored, enlarged & edited to reflect the needs & expectations of both our local & international enquiries.  If we can assist you with our property management services, it would be our great pleasure to do so.

As a professional Real Estate & Property Management Company, we are acutely aware of the importance of maintenance & general ongoing property upkeep.  Renting or buying a property is a big decision & one we have assisted many clients with.  The ongoing issues of property management are as important and we have a proven history of expertise in this regard.  This is an issue of property ownership that should not be neglected or left to chance.

Unoccupied Property / The fee is Baht two thousand per month paid annually upfront.

Our STANDARD SERVICE covers your property when it is unoccupied and we are actively trying to find you a tenant or simply taking care of the property in your absence.

It is important that your property is comprehensively insured against loss or damage to the buildings or contents. Please be advised that your insurance company is informed that the cover is for a “property under tenancy” (where appropriate).

We undertake the following:

To carry out a weekly property check to assess general good status, open windows and air the property, check air con units, all water outlets, water pot plants and dust the property throughout.

 Arrange payments of your regular utility bills on you behalf.

Should you request that we source a tenant we introduce an increased level of service to ensure peace of mind to both the Owner & Tenant.

Renting your property

Generally speaking, we only deal with long term rentals (12 month agreements).  Our fee for finding you a suitable tenant is 1 months rent for each 12 month tenancy or 10% of the total rental figure if less than 12 months (6 months is an absolute minimum).  We request an inventory list from you and do a property check before and after any tenancy and hold the keys and any access control passes so as to ensure immediate access in any emergency & to facilitate immediate access in the case of showing through an interested potential tenant.

Tenanted Services / The fee is Baht two thousand per month, paid annually upfront.

After first sourcing you a suitable tenant, In the case of approving a tenancy from an off island client, we take a booking deposit to secure the tenancy prior to arrival or if already here a 2 months security deposit and 1 month rent in advance which we hold in account to pay for any damages that may occur during the tenancy We take our commission from this initial payment.

We provide a standard Lease Agreement saving you the legal cost of providing this important document.  We arrange for signatures to contract by both parties prior to tenancy. If the standard agreement is unacceptable to the parties we will assist in any necessary amendments in altering the agreement free of charge.

We will insist that the Tenant pays the rent directly to us at our office and deposit those funds in your bank account or as stipulated by you. 

We will insist that the Tenant permit us to carry out a “Property Check” at commencement & close of tenancy.

We will insist that the Tenant view, agree to & sign an inventory list.  Taking normal wear & tear into consideration we will refund the bond (equal to 2 months rent) to the outgoing tenant at close of rental period.  In those cases whereupon the Owner is holding the bond, it will be the owner's responsibility to return the monies owed.

We will provide the tenant with an information, and orientation service on the local area and the island.

We will act as the first point of reference for all tenant enquiries should an emergency or inconvenience occur.  In the case of repairs having to be effected, we will liaise with you in arranging quotations and necessary tradesmen to remedy the situation.  You, the owner will be charged the cost.  We do not profit by this service.    

We will thoroughly clean your property at commencement & close of each tenancy.

Administration

We will provide you with a monthly financial status report

Other services:

Pool maintenance / salt or chlorine (four visits per month), the cost of this service is Baht five (5) thousand per month paid annually upfront.  Importantly, there are no additional charges made for salt or chemicals.

Garden maintenance / full-service (eight visits per month), the cost of this service is Baht five (5) thousand per month paid annually upfront.

Additional maid attendances / Baht (500) five hundred per visit.

Insurance requirements / arranged with AIG.

Legal services / introductions can be made at no cost to you.

We can assist with all types of referrals relating to homes & property.
